The Moorings sits between Gulf Shore Boulevard and Crayton Road, an established stretch of single-family waterfront with both bay and Gulf access. The homes here have been in place long enough that a lot of the glass has weathered years of salt air, and on older panes the bonded mineral film can sit deep — layered over seasons rather than weeks. We hand-lift that accumulated deposit with 0000 steel wool, worked wet on bare glass, taking the time mature glass needs to come back clear without harm.

Bay and Gulf exposure together means the spotting isn't all from one direction — water-facing panes take canal and bay salt while the seaward sides catch Gulf air, so the buildup pattern varies around the house. We read each window before lifting. Much of the original glazing in these homes is plain, uncoated glass that responds well to careful polishing, but where owners have retrofitted Low-E or tinted panes we leave steel wool off and switch methods. The standing caveat applies: years of salt may have etched some of the oldest glass, and etching can't be reversed — only the deposit on top can be lifted.
