Pelican Bay is built into and around a mangrove preserve, and that setting has a cost on the exterior. Mangroves hold moisture in the air the way little else does, and the community's mature landscaping shades the walls behind it, so the north and preserve-facing elevations across Oakmont, Pinecrest, Barrington, and the villa clusters stay damp long enough for mold and algae to take hold. It shows first on soffits and fascia, then creeps down the stucco.

Our soft washing clears it without high pressure, which matters here for two reasons: the finishes are painted stucco that pressure will etch, and the association has appearance standards that a blotchy, half-stripped wall does not meet. A cleaning solution kills the growth at the root, dwells, then rinses off at low pressure, so the elevation comes back even rather than patchy.
