The Moorings has a lot of original enclosures — older aluminum framing, screens that have been rescreened once or twice, and mature landscaping grown up close around the cage. Dense planting against an enclosure blocks the airflow that would dry it out, so the panels on the planted side stay damp and the black works its way up from the kickplate line while the rest of the cage looks fine.

Our lanai cleaning is gentle on framing that has been out in the weather for decades. Screens are soft washed in place at low pressure, the framing and beams are cleaned including the top faces, the floor is washed at a pressure older concrete or settled pavers tolerate, and the tracks, kickplates, and corners are detailed by hand.

Where the framing has corroded or the spline is failing, we will tell you rather than working around it — an old cage that needs rescreening is better identified than papered over. The deck below is pool deck cleaning, and the house walls are soft washing. More on the area in The Moorings.
