Fort Myers gives organic growth a long runway. The Caloosahatchee keeps humidity high through the corridor, the wet season runs for months, and the mature canopy along McGregor Boulevard and through the River District shades walls that would otherwise dry out. The result is predictable: north-facing stucco goes green, painted siding on the older homes streaks black, and soffits and fascia darken first because they never see direct sun at all.
