On Sanibel the tracks fill with the island itself. Fine shell sand walks in on bare feet and blows in off the beach, salt crusts in the channel every time humid air condenses there overnight, and the mix packs into something abrasive that grinds at the rollers with every pass of the door. On a raised island home with the main living level facing the Gulf, that slider gets used constantly and suffers accordingly.

Our window track cleaning loosens the packed salt and sand, pulls it out of the channel rather than driving it deeper, then wipes the runners and rollers so the door rides on clean metal again. Sill tracks on the windows get the same treatment, since sand sitting under a sash edge is what wears a seal out on a barrier island.

The weep holes matter more here than anywhere. Sanibel takes wind-driven rain off the Gulf with nothing in the way, and a packed weep sends that water into the frame instead of back outside.
